WHAT IS BUYER AGENCY?
For many years real estate was practiced in such a manner that agency relationships were only extended to sellers. Any real estate agent who brought a buyer to the table was actually working as a sub-agent to the seller. CAN I JUST CALL TTHE SELLER'S AGENT IF I WANT TO SEE A HOME?
Yes. However, always remember that a Seller's Agent represents the interests of the seller and not the Buyer. A Buyer's Agent will keep you well informed and can help detect any risk or undesirable situations that could exist with a listed property. WHY WOULD I NEED A BUYER'S AGENT WHEN I CAN RESEARCH HOMES ON MY OWN USING THE INTERNET?
There are many great real estate web sites out there available to the general public. However, did you know that all listings that end up on the internet originate when a listing agent creates a listing sheet on MLS? MLS (Multiple Listing Service) is a fee based tool designed exclusively for Agents and Realtors. MLS is comprised of a comprehensive database containing approximately 50,000 homes listed throughout Massachusetts. In return for your promise we will diligently search for properties that meet your criteria, set appointments to show properties, negotiate the offer prices and act in your best interest at all times to make sure you are making an informed decision.

WHY DO I NEED TO BE PRE-QUALIFIED FOR A MORTGAGE?
It is very important to set proper expectations before viewing properties. The first step in buying a home is making sure you can buy at a price point you can afford. Therefore, before showing any property, Avenue 5 requires that all buyers be pre-qualified for a mortgage. There are many factors involved with qualifying for a mortgage today and securing a mortgage has become a very stringent process. Guessing at affordability is extremely risky and could lead to disappointment late in the buying process, and in some cases can be costly, so it is best to minimize the risk and avoid wasting valuable time by getting pre-qualified. It is a quick and easy process that will help you determine home price criteria. To get pre-qualified simply contact a bank or mortgage company and ask for a pre-qualification letter.
